The Tenant shall pay for the chemicals and salt required to maintain the correct chemical and chlorine balances in the pool water as recommended and applied by the pool service company. The Tenant agrees to provide access to the property for this service to be carried out provided that such access is between 8am and 5pm, Monday to Friday. The Tenant further acknowledges and accepts that maintenance of the swimming pool between the monthly services, including emptying the skimmer basket, clearing leaves and debris from the water, and maintaining the correct water level in the swimming pool at all times, is their responsibility. Maintenance and repair of the swimming pool filtration and cleaning equipment will be the responsibility of the Property Owner, except where the maintenance or repair is necessitated by the negligence or lack of care by the Tenant. In that situation, the Tenant will be responsible for the cost of the maintenance and repair. • The tenant accepts and acknowledges the living security screen door is excluded from the lease and will not be repaired or replaced. The door has been an add on, is a screen door and has no locking facility. The tenant also accepts and acknowledges the living glass sliding door appears to provide the minimum security requirements. • The Tenant acknowledges & accepts the Property is not connected to a reticulated or mains gas supply. Gas supply to the Property is in the form of gas bottles supplied by a third party. The Tenant further acknowledges and accepts that they are responsible for arranging replacement gas bottles as required and for the cost of the replacement gas bottles. • The Lessor will ensure that there are two (2) gas bottles at the Property at the commencement of the tenancy, with at least one of these bottles to be full. At the end of the tenancy, the Tenant must leave two (2) gas bottles at the Property with at least one (1) of these bottles to be full. The bottles left at the Property at the end of the tenancy are to be of the same size as those present at the commencement of the tenancy.
